Job Requirements

The BHOM Custodian is responsible for maintaining the cleanliness of office rooms and amenity areas. In addition, this position will be in regular contact with residents and property staff and will need to maintain a positive attitude and professional demeanor at all times. Compliance with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws required. 

 

Essential Functions:

  • Provides excellent customer service to prospective and current residents, and staff and promotes a quality living experience for all. 
  • Communicates with General Manager regarding the overall status of units. 
  • Reviews the daily inventory of supplies needed to complete the assignments for the  day.
  • Responsible for cleaning and maintaining individual units and amenity/common areas, including bathrooms; deep clean office areas  weekly.
  • Clean out vacant apartments after resident move-outs & transfers. 
  • Other duties as  assigned.

 

Minimum Qualifications/Skills: (include key differentiators)

  • Availability for night/weekend calls
  • Housekeeping/Custodial and customer service experience
  • Strong organizational skills
  • A high school education or equivalent is required (college hours preferred)

 

Job Skills/Knowledge:

Work Schedule: Generally,  9am-6pm, Monday-Friday, with extended hours and/or weekends being required as scheduled, or as needed to meet business needs.

 

Physical Requirements/Environment: The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

The work is described as light in physical demand. Requirements include the ability to frequently sit, stand, walk, reach forward and overhead, and grasp. Must be able to occasionally bend, crouch or stoop. Must be able to lift and carry up to 25 lbs. and push and pull up to 50 lbs. with mechanical assistance. Must have close and distance vision and the ability to adjust focus.

While performing the functions of this job, the employee is regularly exposed to work near moving mechanical parts, work in high, precarious places, and outdoor weather conditions; frequently exposed to fumes or airborne particles; and occasionally exposed to toxic or caustic chemicals, extreme heat, risk of electrical shock, vibration. The noise level in the work environment is usually moderate.
